In John’s Own Words
First Listing – 214 Auglaize St., Defiance, Ohio - 1992
Listed previously by 3 different Realtors, and marketed for a time as a For Sale by Owner, this single-family home was market worn, situated in a flood plain on a tiny lot, needed complete renovation and was nestled adjacent to a commercial property. Other Realtors snickered behind my back when I took this property as a listing.
I sold it within a month…for 97% of listing price.
Follow Up: Years after the listing sold, the new owner was cleaning out the attic and discovered personal items belonging to the grandfather of the previous owner. The items included 4 unopened sets of very old tobacco baseball cards which were returned to the previous owner who researched the cards and discovered they were worth well over $1 million dollars. Moral of the story – diligence, hard work and marketing prowess pays off! And ALWAYS check the attic!
Historical Home Sale on the Maumee River in Ohio
The owners of this magnificent brick 3 story home were proud of the home’s unique architecture, deep river lot and original carpentry. Several other Realtors had been contacted by the owners for a CMA (Comparative Market Analysis). All of them felt the home needed complete remodeling and in its current “as is” condition, would not bring top market dollars when compared to a newer home of the same size situated in the same location.
I researched the history of the property focusing on the architectural style, and contacted a historical home consultant to better understand the “bones” of the home. It was discovered the home had been built to exacting standards to capitalize on the surrounding areas flora and fauna, with unique seldom seen design features and styling that qualified the home for specific historical significance. I strategically marketed the home to promote the unique historical qualities it possessed and sold it for full listing price to a young couple moving into town who wanted to purchase a property that would benefit from restoration rather than renovation. Moral of the story – look beyond the obvious, don’t take other’s opinions for granted and persevere to achieve your goals (and in this case, the homeowner and buyer’s goals!).
Mistywood Crossing Residential Development
Several years into my Real Estate career, I had the opportunity to walk a tract of ground that had been abandoned by a previous developer who felt the land was “undevelopable and unsaleable”. Working with an infrastructure architect and land improvement contractor who evaluated the property, I realized the potential it held for a unique residential development and purchased the land. Working with several new home builders and consultants, the tract was transformed it into a viable high end residential development that tied two neighborhoods together and is now home to over 50 families. Moral of the story – things are not always as they seem. Look for opportunity and capitalize when things seem “right”.
